Oshawa landlords know the challenges and opportunities we face in 2014.

In many respects things are looking good for landlords in Oshawa and Durham landlords in general.

Lots of landlords are reporting their ads are getting lots of responses and it there are signs the economy is improving.

However, we still face many challenges.

1. Rent Increase Guideline

For example, the Rent Increase Guideline for Ontario rental properties is only 1.6% in 2015.

Many landlords feel this is too low and doesn’t cover our costs.

2. Tenants From Hell

Notorious Tenant from Hell Nina Willis is ripping of her latest small Scarborough landlord.

3. The Ontario System is Against Landlords

A tenant who has ripped off landlords for thousands of dollars has even admitted the Ontario system needs to be changed because it’s just too easy to cheat small landlords in Ontario.

How can Ontario Landlords Succeed?

The Toronto Star recently had a wonderfully helpful article for small landlords. It was called “How can Ontario landlords avoid bad tenants.”

It included lots of good advice for Ontario Landlords including:

1. Social Media

When you interview tenants check social media to verify what they are saying. For example, if they say they don’t have pets and have a Facebook page showing them with their pet it’s a huge red flag!

2. Contact Past Landlords

Make sure you contact more than just the current landlord. Why? Because he might say anything to get them to move.

3. Tenant Credit Checks

One of the most important tips the article had was informing small landlords of the important of tenant credit checks.

After all, a credit check will not only show you if your tenants pay the bills they owe, it will also verify employment, current and past addresses and a lot more.

“The Toronto Recommends you join a group such as the Ontario Landlords Association where after becoming a member, you can do a credit check for as low as $10, and use their supporting materials to assist you.”

Great recommendation! Even in more landlord friendly provinces landlords are running credit checks on tenants.

For example BC Landlords are dealing with some serial bad tenants who have ripped off 8 landlords in 2 years, none who ran a tenant credit check. And Alberta landlords are running checks to choose the best tenants from the many who apply.
